Landing in an unfamiliar city and moving straight into a pre-rented apartment sounds like a plan. In practice, remote renting in Georgia takes discipline and healthy paranoia, because "renting from abroad" is exactly what scammers hunt for. Here is how to do it safely.
The strategy that works best
Book a short-term place for your first week or two and search for the long-term apartment on the ground. It costs an extra $200-400, but you view flats with your own eyes, learn the districts and pay no scammer. Nine out of ten "I sent a deposit and the apartment does not exist" stories begin with "we had not arrived yet".
If you must rent in advance
Sometimes there is no choice: moving with kids, pets, or a job starting day one. Then the rules are:
- Video call instead of photos. Ask for a live video tour: walk through the rooms, turn on the tap, look out the window. A scammer with stolen photos drops off at this step
- Verify the owner in the registry. An extract from napr.gov.ge is available online. The name in the document must match the person receiving your money. Details in our rental scams article
- Minimal prepayment. Normal booking practice: the deposit or part of it, never "three months upfront". Everything else at move-in
- Contract before money. Have them send a signed scan with passport details and the cadastral number. Refusing to send a contract is your answer
- Pay by bank transfer with a payment note, not crypto or Western Union. The banking trail is your only insurance
Who can help on the ground
The cautious option: hire a local for one day to view the flat. Relocation chats are full of people happy to visit an apartment for $20-30, film a video and ask your questions. Cheap compared to losing a whole deposit.
Monitoring the market from abroad
Georgian listing sites can be slow from overseas or demand a local number. It is easier to gather everything in Telegram: @georgia_aparts_bot sends fresh listings matching your filters with photos, prices and contacts wherever you are. By the time you land you will know the market, have a shortlist and viewings booked for your first days.
Summary
The ideal scheme: a short-term booking for week one, bot filters set a month before the flight, a shortlist of 10-15 candidates, viewings in the first two days, move-in by the end of week one. That way you pay market price for an apartment you have seen with your own eyes.
