Your choice of district shapes half of your Tbilisi experience. You can pay $500 and love your life, or pay $900 and sit in traffic hating it. Here is an honest breakdown with prices and the downsides people usually skip.
The center: Vera, Mtatsminda, Sololaki
Old Tbilisi with high ceilings, cafes on every corner and everything within a ten-minute walk. Vera is quieter and more genteel, Sololaki more atmospheric and more crumbling, Mtatsminda statelier and pricier. Shared downsides: old buildings with questionable wiring, parking does not exist as a concept, and century-old houses get cold in winter unless the landlord installed proper heating.
A one-bedroom runs $600-900, a decent two-bedroom easily crosses a thousand.
Vake: expensive and prestigious
Vake is the most expensive district, and the price buys surroundings rather than square meters: the park, embassies, the best schools, calm leafy streets. Expat families settle here. The downside nobody mentions: Vake has no metro, and leaving the district at rush hour is a quest.
Saburtalo: the golden middle
Saburtalo is the most practical choice. Three metro stations, universities, new buildings with proper wiring and elevators, every price segment. Not the prettiest district, but living here is easy. It always has the most listings, so you have room to choose and bargain.
Across the river: Chugureti and Didube
Chugureti around Marjanishvili and Fabrika has become the coffee-shop-and-freelancer quarter: the center is a walk across the bridge, prices are well below Vera. Didube is simpler and noisier, but it has the railway station, a metro stop and the city's biggest market.
The sleeper districts: Gldani, Varketili, Samgori
On a tight budget, look at Gldani, Varketili and Samgori. Panel buildings and unpretentious crowds, but each has its own metro station and prices a third below the center. Rustaveli is 20-30 minutes on a direct line. A one-bedroom for $300-400 is realistic.
Didi Dighomi: new builds for families
The fastest-growing district: new complexes, spacious layouts, 20 extra square meters for the same money as the center. No metro, inconvenient without a car. Browse listings.
